Neiman Marcus, one of the leading luxury department stores in the U.S., has announced the closure of its Dallas flagship store on March 31, 2025. The flagship store, which boasts a 111-year history, is housed in a nine-story Renaissance Revival-style building.

Saks Global, the parent company of Saks Fifth Avenue, acquired Neiman Marcus in December 2024 for $2.65 billion. However, the company stated that this decision was made due to “circumstances beyond our control.”

Background of the Flagship Store Closure

Marc Metrick, CEO of Saks Global, emphasized in an internal memo that the closure is unrelated to the Neiman Marcus acquisition or financial performance. However, reports indicate that difficult negotiations with a landlord over land ownership rights within the building played a significant role in the decision.

According to sources, the primary issue involved a 2,500-square-foot parcel of land beneath the store’s down escalator, owned by Slaughter Partners LP. The inability to resolve contractual disputes with the landlord reportedly made it impossible to maintain the expected level of service for Neiman Marcus customers.

To mitigate the impact of the closure, Saks Global announced a $100 million renovation of the Neiman Marcus store at NorthPark Center, located nearby. Employees affected by the closure will be offered relocation opportunities or severance packages.

Saks Global’s Strategic Business Downsizing and Financial Adjustments

This closure appears to be part of Saks Global’s broader plan to scale back operations in Dallas. The company has also announced the closure of Neiman Marcus’ Dallas headquarters at CityPlace Tower, leading to a dispute with the property owner, NexPoint. NexPoint has stated that the lease agreement does not allow for termination, and further developments are expected.

Additionally, Saks Global plans to begin installment payments for outstanding vendor bills starting in July 2025 and will extend the payment cycle for new orders from 60 to 90 days. These changes in financial strategy reflect shifts in the luxury market and Saks Global’s evolving business approach.

Founded in 1907 in Dallas, Neiman Marcus opened its current flagship store in 1914. More than just a retailer, it has been a cultural symbol of Dallas and an icon in the luxury department store industry. Over the years, it has welcomed numerous celebrities and fashion insiders, solidifying its status as a premier luxury shopping destination. However, with this closure, a significant chapter in its history will come to an end.

Furthermore, reports suggest that Saks Global is also considering the closure of other Neiman Marcus and Saks Fifth Avenue locations, indicating that further industry consolidation may be on the horizon.
